Dennis Irvin is a senior commercial real estate executive with over 30 years of leadership and transaction experience in investment management, investment banking and advisory services.  Mr. Irvin has a strong track record in principal investments including lending, structured finance, direct equity and managing co-mingled funds across all major asset classes and in all major global markets. In combination with his institutional principal and advisory experience, Mr. Irvin has successfully conceived and launched three commercial real estate financing and investment management businesses that combined entrepreneurial vision, business plan development, strategic planning and team-building.

REPRESENTATIVE EXPERIENCE AND TRANSACTIONS

  • Brightstone Capital Partners, LLC (2016 to 2018)

    • Co-Founder and Managing Director of a private equity real estate investment management firm focused on U.S. value-add strategies using proprietary (balance sheet) capital to acquire and warehouse properties for future investor syndication
    • Conceived the investment management model, developed business plan, established investment guidelines and sourced lead institutional investor to launch the firm and capitalize the balance sheet with a $500 million equity commitment from a major Asian institutional investor
    • Since business launch in March 2016, acquired approximately $400 million in assets which have achieved a 20% increase in equity value since acquisition in Q4-2016
    • Raised $80 million in LP equity from a major global bank
    • Member of the Brightstone Capital Investment Committee and Executive Board; oversee and approve all investment decisions including acquisitions, financing, capital plans and dispositions
    • Formed Brightstone Investment Advisors, the SEC-registered investment affiliate and advisor to Brightstone Capital Partners
  • Rockefeller Group Investment Management Corporation (2007 to 2015)

    • President and Chief Executive Officer of the global real estate investment management subsidiary of The Rockefeller Group, Inc. Responsibilities included developing the business strategy, building the investment and asset management teams, and overseeing of all portfolio investments
    • Established a $1.5 billion joint-venture in Manhattan between the Canada Pension Plan Investment Board and the Rockefeller Group in the recapitalization and ownership of 1221 Avenue of the Americas. Provided on-going asset management services and reporting to CPPIB
    • Raised a $500 million co-mingled fund targeting core-plus office properties in the U.S. with 1.9 million sf and over $1 billion total capitalization. Fund performance is in top quartile for 2013 vintage closed-end real estate funds
    • In 2010 established a European investment management affiliate in London via the acquisition of Europa Capital, an accomplished 15-year investment management platform with €2.5 billion in AUM. Served as Chairman of the RGIM Global Committee overseeing all global investment management strategies and transactions
    • Member of the RGIM Investment Committee overseeing and approving all investment decisions including acquisitions, financing, capital plans and dispositions
  • CIT Group, Inc. (2005 to 2007)

    • Senior Managing Director and Group Head of a leading middle-market specialty finance firm
    • Founded the commercial real estate business unit which developed structured finance products including senior debt, mezzanine, preferred-equity and equity for middle market corporations, developers and operators seeking flexible growth capital
    • Conceived the business strategy of an on-balance sheet “one-stop-shop” full capital stack investment model, established capital pricing and risk models, and implemented portfolio and asset management systems
    • Recruited and built a team of 28 professionals in 18 months across four disciplines – debt origination, sale/leaseback financing, syndication and trading, and advisory services
    • Managed an equity and debt portfolio of approximately $750 million in assets and $1 billion in total funding commitments with aggregate mid-teen asset returns
  • Cushman & Wakefield, Inc. (2001 to 2005)

    • Founder and Executive Managing Director of the Transaction Consulting Group, a consultative business unit providing investment banking advisory services to major corporate and institutional clients
    • Significant institutional clients included Goldman Sachs, Mellon Financial Corporation, BNP Paribas and Cadbury and Time Warner Corporation

    • Vice President in the global real estate investment banking group

    • Capital markets experience included single asset and portfolio acquisitions/dispositions, commercial mortgage debt financings, unsecured bond offerings, equity private placements and M&A
  • New York Commodity Exchanges (1992 to 1994)

    • Director of Strategic Planning of the consortium of NY commodity and futures exchanges. Provided financing and development advisory services in connection with the development of a new headquarters and trading facility in Lower Manhattan
    • Negotiated an economic development assistance package with the City and State of New York
    • Developed and marketed a securitized mortgage financing structure with the assistance of J.P. Morgan Securities
